What is a bostadsrätt?
When you buy a bostadsrätt you pay the seller for the right to use the apartment, and you pay a monthly fee (årsavgift) to the housing association. The association owns the building and is responsible for keeping the building and land in good condition, while you are responsible for the apartment itself. The association's loans are paid through the fees, so its finances directly affect what you pay. The board must approve you as a member.
Which key figures must the annual report show?
Under the Swedish Annual Accounts Act and rules from the Swedish Accounting Standards Board (BFN), the annual report (årsredovisning) must show seven key figures for the current year and the three previous years:
| Key figure | Swedish term | What it shows |
|---|---|---|
| Annual fee per m² of tenant-owned space | Årsavgift per kvm upplåten med bostadsrätt | The fee level |
| Debt per m² | Skuldsättning per kvm | Interest-bearing loans divided by total area |
| Debt per m² of tenant-owned space | Skuldsättning per kvm upplåten med bostadsrätt | Loans divided by the area owned as bostadsrätt |
| Savings per m² | Sparande per kvm | Money left over for maintenance and repayments |
| Interest rate sensitivity | Räntekänslighet | How much fees may need to rise if interest rates rise by one percentage point |
| Energy cost per m² | Energikostnad per kvm | Heating, electricity and water costs |
| Fees as share of operating income | Årsavgifternas andel av rörelseintäkterna | How dependent the association is on members' fees |
Which levels are considered normal?
There are no legal limits and banks use different rules of thumb. SBAB considers debt below 5,000 SEK per m² good and above 10,000 SEK worth a closer look, and interest rate sensitivity above 10% high. SEB considers savings below 120 SEK per m² low. Our Swedish guide explains each figure in detail: Så analyserar du en bostadsrättsförening.
What are the red flags?
- High debt combined with high interest rate sensitivity.
- Low or falling savings several years in a row.
- Many loans that must be renegotiated soon.
- Large renovations, such as pipe replacement (stambyte), without a plan for financing them.
- Leasehold land (tomträtt), where the ground rent can be raised.
- A "non-genuine" association (oäkta förening), which has different tax rules for owners.
What should I ask the estate agent?
- Are fee increases or extra member contributions planned?
- What do the association's loans look like, and when will they be renegotiated?
- Which major renovations are planned?
- What do the bylaws (stadgar) say about subletting and renovations?
Where do I find the documents?
The annual report and bylaws are usually attached to the listing or available from the estate agent. Annual reports can also be ordered from the Swedish Companies Registration Office (Bolagsverket). As a buyer you also have a duty to inspect the apartment yourself (undersökningsplikt), ideally with a professional inspection.
How can Vixi help if I don't speak Swedish?
Enter the address and Vixi fetches the association's latest annual report from Bolagsverket, analyses the key figures, scores the association from 0 to 100 and adds police-reported events near the address, road works and price trends. The report itself is in Swedish, but the AI assistant in the report answers in English if you ask in English, and our support team can help explain the report. Vixi is not owned, directly or indirectly, by any bank or estate agent, and takes no commission from estate agents, sellers or banks. A report costs 99–129 SEK. To create an account you must be at least 18 and live in Sweden.
